ONE lucky punter could win a million pound cottage and make hundreds of thousands of pounds while living there, a property investor has revealed.

Hat-maker Tricia Hamilton, who runs Tricia Designs, has launched an online competition to win her 19th century home in Pill, Somerset.

And Ben Goldsmith, of Goldsmith Property in Weston, believes the winner could live in a beautiful home and make extra cash from it at the same time.

Ben, an investor and property mentor who helps people to make an extra income through property, said: “If the property were converted into two dwellings, with the necessary permission, it could make hundreds of thousands of pounds by creating a new house while still keeping the existing home for the owner.

“Even without creating a new house on the grounds, the garage could easily be converted into an annex, which could then be rented out on AirBnB, for example.

“This wouldn’t need planning permission and could make up to £2,000 a month, after costs. That’s a healthy additional income for anyone - and worth the investment of converting the garage space.”

The property, called Roselands, was built in 1829 and comes with half an acre of land. It is a four-bedroom cottage which boasts 17 rooms over three floors, including three bathrooms, two reception rooms, and several outhouses.

Ben, who runs regular free courses in property investment and has a Masters in international law from the University of Bristol, said the house itself is a great investment.

He said: “It’s a lovely cottage, with an old-style feel. But it also looks fresh as it’s been beautifully renovated. It has a beautiful garden and there is the history behind it, with relics from ships which reflects the maritime community at the time.

“It has low running costs thanks to the solar panels and to move in without any mortgage would create a very comfortable lifestyle. It could easily be a family’s ‘forever home’.

“The home-owners could decide to simple enjoy it as it is, find ways to make money from it or see it as a future investment as its value is likely to increase over time.”

Tricia has launched a spot the hat competition, which has to follow legal guidelines, at £10 a go. She hopes to use proceeds to reinvest in her business and give a donation to charity.

Ben added that selling a home through a competition reflects the ways that people are trying to find new ways to sell their properties outside of traditional estate agent routes.

Ben, who is based in Sneyd Park, said: “For just £10, someone could be in with the chance to win a lovely property, mortgage free.”
